Atlas Underlayment & Deck Repair: The San Antonio Owner’s Guide

Atlas underlayment and deck repair in San Antonio typically runs $450 to $1,100 installed, depending on how much decking has rotted and which Atlas underlayment you choose. We stock Atlas-compatible synthetic underlayment and CDX decking on our trucks, so most repairs are done in a single visit. Most homeowners find out they have a problem after a leak shows up on the ceiling, or when a roofer points out soft spots during a routine inspection after a hail storm.

The underlayment is the water-shedding layer between your shingles and the plywood deck. When it fails, water gets to the wood. When the wood fails, your roof leaks. It’s that simple, and Grant Whitlock has seen every version of this problem across Alamo Heights, Stone Oak, and the older neighborhoods where original decking from the 1970s is finally giving out. A roof shouldn’t be something you worry about – that’s our job.

Which Atlas Models This Applies To

If your roof wears Atlas shingles, you likely have one of three lines: Pinnacle Pristine, StormMaster Shake, or the Atlas GlassMaster series. The underlayment under those shingles is rarely Atlas-branded because most builders in San Antonio use whatever synthetic or felt the supply house had that week, but the repair standard is compatible across all Atlas roofs. What matters more is your decking thickness and rafter spacing.

Here’s the gotcha most people don’t know: Atlas Pinnacle Pristine is heavier than standard architectural shingles. That extra weight means your decking and underlayment have been working harder than they would under a lighter shingle. If you’re in a home built before 1985 with 3/8-inch decking, we won’t just patch it. We’ll section-replace to 15/32-inch CDX or OSB to match what the roof actually needs. For underlayment, we use synthetic Atlas-compatible options like Deck-Armor or Diamond Deck because they hold up to San Antonio’s heat-and-humidity cycle far better than 15-pound felt, which turns brittle and tears within a decade.

When we open the roof, we check the shingle nailing pattern against Atlas specifications. If the original install cut corners on nail placement, we correct it before putting the new underlayment down. That’s the difference between a patch and a repair that lasts.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after heavy rain. This is the most common first sign, and it usually means the underlayment has failed in one area and water has saturated the decking beneath it. By the time you see the stain, the deck is already compromised.
  • Soft or spongy spots when you walk the roof. If a technician (or a brave homeowner) steps on a spot and it gives, the decking plywood has started to delaminate. In San Antonio’s humidity, that rot spreads outward from the first leak faster than most people expect.
  • Granules in the gutters paired with a musty attic smell. Granules alone are normal aging, but when you also catch a damp, earthy smell in the attic, water is getting past the shingles and sitting in the underlayment. That’s the start of deck rot.
  • Wavy or buckled shingle lines. When decking warps from moisture, the shingles above it ripple. You’ll see it from the street on sunny afternoons when the light hits the roof at an angle. It’s not a cosmetic issue; it’s the deck moving.
  • Daylight visible through the attic boards. If you can see light between the decking seams from inside the attic, the underlayment is gone or was never installed correctly. That gap is a direct path for wind-driven rain, and San Antonio gets plenty of that in spring.

Replacement Cost & What’s Included

Here’s what replacement underlayment and deck repair costs in San Antonio, based on what we’ve priced for Atlas-roofed homes across the city:

  • Small isolated deck patch (one 4×8 sheet or less), including matching underlayment and shingle re-install: $450 – $650
  • Underlayment replacement over a full roof section with several deck sheets replaced: $700 – $1,100
  • Full roof deck resheet plus underlayment before a full Atlas re-roof: quoted as part of the full project, typically $1.50 – $2.50 per square foot additional

The price includes the written estimate before any work starts, the labor, the underlayment, the replacement decking, new flashing where needed, and a written 365-Day Done Right Promise. If our repair isn’t right within a year, we fix it, and if a repair fails, the second visit is free. We never pad the numbers. Grant gives straight estimates, and the price you’re quoted is the price on the invoice. No change orders, no “we found more damage so the price went up” surprises after the fact.

DIY or Call Us?

You can safely check a few things from inside your attic: look for water stains on the decking boards, check for daylight at the seams, and feel for damp spots after a rain. That tells you whether you have a problem without putting a ladder against the house. What you shouldn’t do is pull shingles and patch underlayment yourself on a roof with any pitch to it, especially in the middle of a Texas summer when the shingle surface is hot enough to burn through work gloves. Falling is the real risk, and a torn-out underlayment section that isn’t fully dried and properly lapped will leak worse than the original problem.

If you find signs of trouble, call (254) 276-4369 and we’ll send a technician with a name and photo you’ll have before he arrives, a photo ID badge at your door, and a written price before the first nail goes in.
